About Rockland Foundation Co

Rockland Foundation Co connects Miami-Dade property owners with a local foundation contractor for a free quote. We also write the guides on this site, which cover settlement, slabs, spalling, seawalls, and recertification against Miami conditions rather than national averages.

Why a Miami-only site

Most foundation repair content on the internet is written for markets with expansive clay soils and full basements, and almost none of it applies here. Miami-Dade has neither. What it has is oolitic limestone at variable depth, fill and organic soils where former wetland was built over, a water table only a few feet down, and salt in the air working on the steel inside every reinforced concrete element in the county.

That changes which problems are common, which repairs make sense, and which quotes are worth taking seriously. A homeowner in Coral Gables reading a national article about clay heave and drought cycles is being told about a phenomenon that does not happen on their street. Someone in Miami Beach worried about a hole in the lawn near the seawall is dealing with soil loss, not a sinkhole, and the difference is the difference between a routine repair and a panic.

What is on this site

  • Cost bands for every scope, from a single injected crack up to full building restoration, with the factors that move each one.
  • Method explanations covering helical piers, resistance piers, grouting, foam slab lifting, epoxy versus polyurethane injection, and seawall tiebacks.
  • Miami ground conditions, what the limestone is, where the fill and the muck are, and why the water table matters more here than anywhere else in the country.
  • The inspection regime, Miami-Dade recertification and the state milestone inspection, what each covers, and what the repair scopes that come out of them look like.

What good structural work looks like

  • Measurement before diagnosis. An elevation survey across the floor and crack widths recorded with dates. A quote written before anything has been measured is a guess with a price on it.
  • An engineer between the symptoms and the scope. Structural repair drawings in Florida are prepared and sealed by a licensed design professional, and the engineer is the one who decides how many piers go where. That is the biggest single cost item on a piering job, so having it determined independently is worth the fee.
  • Permitted work. Structural repair goes through the building department in whichever Miami-Dade jurisdiction the property sits in, and the contractor handles the submittal and the inspections.
  • Honest triage. A meaningful share of the cracks people worry about turn out to be shrinkage or thermal movement, and a contractor who says so is more useful than one who does not.
