Foundation Repair in South Miami, FL

South Miami is a compact city on the higher limestone ground south-west of Coral Gables, with a housing mix that runs from small pre-war houses through 1950s and 1960s block construction to new infill on old lots. Structural questions here tend to be about age and about what a previous owner did, rather than about difficult ground.

Being on the ridge helps. Where limestone sits close to the surface, footings often bear on rock or on a thin layer over it, and deep settlement is uncommon. What is common is a small area of movement caused by something local: a tree removed and its root ball left to decompose, a trench for a utility line backfilled loosely, a pool excavation that took support away from a footing corner, an addition founded shallower than the original house.

Additions deserve particular attention in a city with this much infill history. A room added in the 1970s onto a 1940s house was often founded differently, sometimes on a slab poured over fill against the original wall. The two structures then move independently, and the crack appears exactly at the join. That is a real structural finding, but it is also a contained one, and the repair is usually limited to the addition rather than to the whole house.

Older South Miami houses were built to lighter reinforcement and thinner cover than current requirements, so where a concrete element is exposed, a lintel over a carport, an exposed slab edge, a terrace, corrosion staining shows up earlier than on newer construction nearby. It is a maintenance item caught early and a restoration project caught late, and sounding the surface tells you which one you have inside a few minutes.

The city administers its own building department, and structural permits are submitted there. On anything involving structural piles or the compaction of fill under a slab on grade, the county code requires an owner-retained architect or professional engineer as Special Building Inspector, which applies here as it does across Miami-Dade.
