North Miami spans a genuine geological transition. Its western sections sit on or near the limestone ridge, while its eastern sections run down to Biscayne Bay across ground that is lower, wetter, and often built up with fill. Two houses a mile apart in this city can present entirely different structural problems.
On the higher western ground, the profile under a footing is more likely to be a modest thickness of sand and marl over rock, and deep settlement is uncommon. The United States Geological Survey describes the Miami Limestone as riddled with secondary solution holes that are commonly partly or completely filled with lime mud and sand, so even here the rock surface is irregular and the odd soft pocket is a genuine possibility rather than a sales pitch.
Toward the bay, the picture changes. Ground is lower, groundwater is closer to the surface, and fill over softer material becomes normal rather than exceptional. Settlement here is slower and longer-running, and it responds to depth rather than to surface treatment. The engineer's boring log is what distinguishes the two situations, and it is worth having before anyone quotes piers.
Canal-front and bay-front property brings seawalls and the soil-loss pattern that goes with them: an open joint, tidal cycling, fine material carried out, and a soft or dished patch appearing in the yard. Seawall work needs a Class I permit from Miami-Dade's environmental resources department under sections 24-48.2 and 24-48.3 of the county code, separate from and in addition to the building permit, so waterfront timelines run considerably longer than land-side ones.
Salt exposure matters on the eastern side of the city in a way it does not further inland. Florida's transportation design guidelines treat structures within 2,500 feet of water above 6,000 parts per million chloride as an extremely aggressive environment, and seawater in Biscayne Bay is well past that. Concrete restoration is accordingly a larger share of the workload the closer a property sits to the water.
