Spalling is what happens when the steel inside reinforced concrete corrodes. Common questions about spalling repair

Why is concrete spalling so common in Miami?

Two reasons stack up here. Chlorides from salt air and from salt water penetrate concrete cover and break down the passive film that normally protects embedded steel, and once that film is gone the steel corrodes whenever moisture and oxygen are present, which near the coast is most of the time. Then the warm, humid climate speeds up the chemistry. Buildings within a few blocks of the water see it earliest, and structures built before modern cover and mix requirements see it worst, because thinner concrete cover means the chlorides have less distance to travel.

Can spalling just be patched over?

Patching over corroded steel puts the problem out of sight while it continues. Worse, a patch placed against still-contaminated concrete can accelerate corrosion just outside the repair, because the new alkaline material sets up a difference in potential along the same bar. Proper procedure removes concrete back past the corroded length of the bar, including behind it so the steel can be cleaned all the way around, then rebuilds the section. It costs more than a skim coat and it is the difference between a repair that lasts and one that spalls again a few feet away.

What does spalling repair cost in Miami?

Concrete restoration is normally priced by the amount of material removed and rebuilt, not by the job. Is a rust stain on my ceiling or balcony serious?

It is worth looking at rather than ignoring, but it is not usually an emergency. A rust stain means moisture has reached reinforcement somewhere upstream of where the stain appears. The important question is how much steel is affected and where, which a sounding survey answers quickly. Caught at the stain stage the repair is small. Caught after a section has fallen away, the same bar has lost cross-section and the repair scope grows.

Why does the repair area always end up bigger than the quote?

Because the concrete that has visibly broken away is only part of the concrete that has failed. Delaminated material has separated internally without falling off, and the only way to find it is by sounding: tapping the surface or dragging a chain and listening for the change from a ring to a thud. The sounded area is routinely several times the visible area. That is normal rather than a warning sign, and the way to handle it is an agreed unit rate for quantities beyond the estimate, written into the contract before work starts.
