Concrete Spalling and Structural Restoration in Miami
Rebar corrosion repair for slabs, columns, beams, and balconies in salt-air Miami.
Spalling is what happens when the steel inside reinforced concrete corrodes. Rust occupies far more volume than the steel it replaced, so it pushes the concrete off from the inside: first a rust stain, then a hairline crack running along the bar, then a chunk of concrete on the ground. Coastal Miami is a demanding environment for this, because chlorides from salt air and salt water reach the reinforcement far faster than they do inland. The repair is not cosmetic patching. Sound procedure means chipping back past the corroded steel, cleaning or replacing the bar, treating it, and rebuilding the section with a repair mortar chosen to be compatible with the parent concrete. Balconies, tie beams, columns, walkways, and parking decks are the usual candidates, and this is the single most common structural finding in Miami-Dade building recertification reports.
What is included
- Sounding survey with a hammer or chain drag to map the full delaminated area, not just what is visible
- Chipping back to sound concrete and a clean bar, including behind the reinforcement
- Steel cleaned to bare metal, or cut out and lapped with new bar where section loss is significant
- Corrosion-inhibiting coating or a migrating inhibitor where the exposure warrants it
- Rebuilding with polymer-modified repair mortar matched to the parent concrete
- Balcony and walkway edge repair with the waterproofing detail rebuilt, not just patched over
- Coatings and sealers applied after cure to slow the next chloride cycle
- Documentation suitable for a recertification or milestone inspection file
