Do houses in Miami really get foundation problems?

They do, just not for the reasons most foundation content on the internet describes. Miami-Dade has no expansive clay and essentially no basements, so the shrink-swell cycle and the hydrostatic pressure that drive foundation work in Texas, Colorado, and the Midwest are not the story here. What moves foundations in Miami is ground that was never uniform to begin with: limestone at variable depth, imported fill that was not compacted properly, pockets of organic soil where wetland was built over, and water moving through all of it.

What is under my house in Miami?

In most of the older urban parts of the county, oolitic limestone, the rock of the Miami Rock Ridge, somewhere below a layer of sand, marl, and fill. How far below varies block to block and even corner to corner on the same lot, because the top of the rock is not a flat surface. Away from the ridge and in areas built by filling former wetland, the profile can be much softer, with peat or muck under the fill. The only way to know what a particular footing is bearing on is a boring log or a test pit.

Are sinkholes a risk in Miami?

Statistically this is about as low as sinkhole risk gets in Florida. The Florida Geological Survey publishes a statewide sinkhole favorability model, and Miami-Dade sits in its lowest class. The same agency maintains a subsidence incident report database of roughly 4,400 records statewide; Miami-Dade accounts for four of them, and none is coded as a confirmed sinkhole. Hillsborough County has more than 600. The FDEP notes that most incidents in that database were never field-checked, so treat all the counts as indicative rather than exact, but the contrast is enormous.

A depression has opened up in my yard. Is that a sinkhole?

Near a seawall or a canal, almost certainly not. It is nearly always soil loss: water cycling in and out has carried fine material out through a crack or joint, leaving a void that eventually caves in at the surface. Away from the water, a depression over a utility trench or an old excavation usually means the backfill in that trench was never compacted and is still consolidating. Both are ordinary repairs.

Why does the water table matter so much here?

Because the Biscayne Aquifer beneath Miami-Dade is shallow and extremely permeable, water moves through the ground here far more freely than in most of the country. That is why nobody builds basements, why a leaking supply line can wash out a surprising volume of material from under a slab, and why tidal cycling reaches soil that is nowhere near the shoreline. Groundwater is the mechanism behind a large share of the settlement problems in this county.

Working out what is wrong

Which cracks should I worry about?

Three things matter: width, pattern, and change over time. Hairline vertical cracks in stucco, under about 1/16 inch and not growing, are usually shrinkage. Stair-step cracks following the mortar joints in a block wall, cracks wider than about 1/4 inch, cracks that taper from one end to the other, cracks with an offset across them, and doors or windows that have stopped latching, all point at movement. The single clearest signal is a crack that is measurably wider three months after you first marked it.

How do I tell whether the crack is still moving?

Mark both ends with a pencil, write the date on the wall next to it, and photograph it with a coin or a tape measure in frame. Repeat monthly. If you want a number rather than an impression, a crack monitor gauge costs very little and gives a direct reading. Thirty to ninety days of readings settles most arguments about whether a crack is live or dormant.

What is an elevation survey and do I need one?

It is a set of floor elevation readings taken on a grid across the house with a laser or an optical level, which produces a contour map of how the floor sits. It converts a vague feeling that the floor slopes into a measured amount and location. It is the first thing a serious assessment does, and any piering quote produced without one is a guess.

My floor slopes. Does that mean the foundation has failed?

Not on its own. Slab-on-grade floors are poured to a tolerance, not to a laser-flat surface, and plenty of Miami houses have had a slight slope since the day they were finished. What matters is whether the slope is new, whether it is getting worse, and whether it lines up with cracking elsewhere in the house. An elevation survey plus a few months of crack readings answers all three.

Should I get an engineer or a contractor first?

If there is any question that the problem is structural, an engineer first. A structural engineer working for you rather than for whoever installs the repair has no stake in how many piers get specified, and that number is the largest single cost item on a piering job. On smaller work, a crack that needs sealing, a driveway slab that has dropped, a contractor assessment is usually enough.

Repair methods

What is underpinning?

Extending an existing foundation down to material that will not move, usually by installing piers beneath the footing and transferring the load onto them with steel brackets. In Miami that often means reaching limestone, though the depth varies enormously. The word covers helical piers, resistance piers, drilled micropiles, and pressure grouting, which are different tools for different ground.

Helical piers or push piers, which is better?

Neither in the abstract. One is wound into the ground with a torque motor, and the reading on that motor tells you the capacity reached, which suits lighter structures and additions where there is not much building weight available to push against. A push pier is driven using the weight of the building itself as reaction, so the structure load-tests each pier during installation, which suits heavier buildings. The soil profile in the boring log decides it, not a preference.

Will lifting the house close the cracks?

Partly. Recovering elevation does close cracks, but a wall that has been moving for years has crushed mortar and fractured block that will not knit back together. The realistic sequence is stabilize first, recover what elevation the structure will safely take second, and repair the remaining cracks cosmetically third. A quote that promises the cracks will disappear is promising something the materials cannot do.

Can a sunken slab be lifted instead of replaced?

Usually, if the concrete itself is sound and has dropped as one or two large panels rather than breaking into many small pieces. Polyurethane foam injected through small ports fills the void and lifts the slab, and it cures enough to drive on within about fifteen minutes. A slab that has crumbled or been patched repeatedly is often cheaper to replace, and a slab dropping because of an active leak needs the leak fixed first either way.

Is foam better than mudjacking?

For most Miami work, yes, because of weight. Cementitious grout is heavy, and pumping several tons of it onto ground that already failed to support the slab is a short-term answer. Foam weighs a fraction as much, cures in minutes, does not wash out, and goes in through much smaller holes. Grout still makes sense on very large voids over sound ground.

Epoxy or polyurethane for a crack?

Epoxy is rigid and high strength, and it structurally rebonds both faces of a crack so the concrete behaves as one piece again. It needs the crack dry, clean, and stable. Polyurethane is a flexible foam that expands on contact with water and seals against leakage without restoring strength. Structural crack in dry concrete, epoxy. Water coming through, polyurethane.

Why does concrete spall so badly in Miami?

Chlorides from salt air and salt water penetrate the concrete cover and break down the alkaline film that normally protects the steel inside. Once that film is gone, the reinforcement corrodes whenever moisture and oxygen are present, which near the coast is almost always. Rust occupies several times the volume of the steel it came from, so it pushes the cover off from the inside. Warm, humid air speeds the whole chemistry up.

Can spalled concrete just be patched?

Patching over corroded steel hides the problem while it continues, and a patch placed against still-contaminated concrete can accelerate corrosion just outside the repair, because the new alkaline material sets up a difference in potential along the same bar. Correct procedure removes concrete back past the corroded length of the bar, including behind it so the steel can be cleaned all round, then rebuilds the section.

How do you find all the spalling, not just what is visible?

By sounding: tapping the surface with a hammer or dragging a chain across it and listening. Sound concrete rings, delaminated concrete thuds. The area that sounds hollow is usually several times larger than the area that has visibly broken away, which is why repair quantities grow once demolition starts and why a good contract sets a unit rate for the extra rather than reopening the whole price.

Is a rust stain on a balcony serious?

Worth looking at, not worth panicking about. A stain means moisture has reached reinforcement somewhere upstream. Caught at that stage the repair is small. Caught after a piece has fallen away, the same bar has lost cross-section and the scope grows. A sounding survey answers the extent question quickly and cheaply.

Older buildings and engineer's reports

Why does structural work on a condominium start with a document?

Because nobody in a large building notices the problem in the same way an owner of a house does. An engineer assesses the structure and issues a report listing what needs repairing and where, usually with quantities attached, and the board is then holding something it has to turn into a funded, finished job. That is a different starting point from a homeowner who has watched a crack widen, and it changes the whole shape of the project: the scope is defined before anyone is asked to price it.

What is a repair schedule and why does it matter so much?

It is the list of locations and quantities that comes with the engineer's report. Everything downstream runs on it. Pricing is built against it line by line, so a board can see how a number was reached instead of being handed a lump sum with no working shown. It also defines what finished means, which is what lets the engineer sign the work off at the end. A report with no schedule attached can still be quoted, but there is nothing to check the final quantities against.

Who pays for the repairs in a condominium?

The association, through reserves, a special assessment, or borrowing, depending on how the building has been funded and what the governing documents say. Which route is being used is worth establishing early, because it shapes the program. Work funded from reserves usually runs straight through. Work funded by assessment is more often split into stages, which costs more overall in access and mobilization but spreads the money.

We are buying into a building partway through a restoration. Is that bad?

Not necessarily, but it is a materially different financial proposition from a building that has finished, and the difference can be a special assessment. The documents worth reading are the engineer's report and its repair schedule, what has been completed against it, the reserve study, and the minutes covering how the work is being funded. Associations are required to make their records available. A building halfway through is at least a building where the problem is known and priced.

Why does seawall work take so much longer to organize than a land-side repair?

Access, tide, and sequence. Equipment that cannot reach the shoreline by road has to come by barge or reach over by crane, and mobilizing either is a real line on the quote rather than a rounding error. Work at the base of a wall happens around low water, so the working day is set by the tide rather than by the crew. And the order is fixed: sealing the route the soil is leaving by comes before replacing the soil that has gone, because doing only the second means doing it again next year.

Can my seawall be repaired or does it need replacing?

It depends on the panels below the water line and whether the wall has rotated. A plumb wall with sound panels and a cracked cap is a repair. A wall leaning outward at the top, with spalled panels and exposed corroded steel, and a history of losing soil behind it, is usually heading for replacement even if a repair buys a few years. A dive survey settles it and is worth paying for before committing either way.
