Sinkholes in Florida, and why Miami-Dade is different
Florida has a genuine sinkhole problem and Miami-Dade is almost entirely outside it. The state's own geological data is unambiguous on this, and it is worth knowing before a hole in the yard turns into a panic or a quote.
Ask anyone outside Florida what they know about Florida ground and sinkholes will come up within a sentence. The reputation is earned, but it belongs to a specific part of the state, and Miami-Dade is not that part. This matters because sinkhole anxiety produces expensive, unnecessary decisions, and because the thing that opened the hole in your yard has a much more ordinary explanation and a much cheaper repair.
What the state's own data shows
The Florida Geological Survey publishes a statewide sinkhole favorability model, developed with field-mapped sinkhole locations and published through the Department of Environmental Protection. Sample the published raster at points in Miami-Dade and the result falls in the model's lowest class. Sample it at Land O' Lakes in Pasco County, Brooksville in Hernando County, or Tampa in Hillsborough County, and the result falls in its favorable class.
The incident record says the same thing more bluntly. The Florida Geological Survey maintains a subsidence incident reports database holding roughly 4,400 records statewide. Miami-Dade accounts for four of them, and none of those four is coded as a confirmed sinkhole; two are coded as not a true sinkhole and two as unverified. For comparison, Hillsborough County has more than 600 records, Marion nearly 480, Citrus nearly 450, Pasco around 340, and Hernando around 310. Neighboring counties are similarly quiet: Palm Beach 11, Broward 10, Monroe 1.
One caveat the FDEP states itself and which belongs alongside those numbers: most incidents in that database were never field-checked and the cause of subsidence in them is not verified. The counts are indicative rather than exact. The contrast between four and six hundred is not a rounding issue.
Why the geology differs
Cover-collapse sinkholes, the sudden dramatic kind, need a particular arrangement: a cavernous limestone at depth, a substantial thickness of unconsolidated sand and clay above it, and a mechanism that erodes that cover down into the voids until the remaining roof fails. West-central Florida has all three, and USGS documented the pattern there in detail, including sinkholes triggered by groundwater pumping.
Miami-Dade's arrangement is different. The Miami Limestone here is thin, USGS puts the formation at about ten feet or less across much of the eastern county, and it lies at or very near the surface across the Miami Rock Ridge. There is little cover to ravel down into anything, and the voids in the rock are typically small solution holes already partly or completely filled with lime mud and sand rather than open caverns. The county's failure mode is settlement and washout, not collapse.
What the hole in your yard probably is
- Soil loss through a seawall or bulkhead. By far the most common on waterfront property. Tidal cycling carries fine material out through a crack or joint, and the ground above the resulting void slumps. The seawall guide covers this in full.
- A utility trench. Backfill placed loosely in a trench for a water main, a sewer lateral, or a conduit keeps consolidating for years. The depression follows the line of the trench, which is the giveaway.
- A decomposed root mass. A large tree removed leaves a substantial volume of wood underground, and as it breaks down the ground above settles into the space. Common on the larger lots in Pinecrest, Palmetto Bay, and the older parts of Coral Gables.
- A broken line. Irrigation, a supply pipe, or a drain leaking under a paved area will hollow out the base beneath it over a season, and the surface eventually drops into the hollow.
- Old fill consolidating. Where a lot was raised with poorly compacted material, the settlement can be uneven enough to read as a dish rather than a general drop.
None of those needs a sinkhole diagnosis and none of them costs sinkhole money. Filling the depression without dealing with the cause, however, guarantees a repeat, so establishing which of the five it is comes first.
Being sold a sinkhole
Consumers in this county occasionally encounter sinkhole language attached to what is plainly a soil-loss or settlement problem, sometimes because the person using the word learned the trade in Pasco County. The useful response is not suspicion, it is a question: what in the site investigation supports that, and where does the state's own mapping put this location. The Florida Geological Survey publishes both the favorability model and the incident database publicly, and either can be checked in a few minutes.
